Professional Objective
- To perform all functions accorded by Colorado State Statutes and to carry out all functions and exercises conferred by deeds of trust.
- To release deeds of trust whenever requested by a beneficiary or by a legal holder of the indebtedness.
- To perform foreclosures on deeds of trust in an orderly and timely fashion as directed by State Statute.
- To charge the correct fees for processing all documents and to post all collections to the proper accounts.
- To deliver all documents that are processed by the Public Trustee to the County Clerk and Recorder for recording as public record.
- To create journals for public use, making all foreclosure information available.
Functions and Cost
RELEASE OF DEED OF TRUST $21.00 for 1 page release; $5.00 each additional page
Price Changes effective July 1, 2010 per HB 1007 - All document fees to be recorded with the County Clerk & Recorder’s office will change to $10.00 for the first page plus the $1.00 surcharge and $5.00 for each additional page per document. This will change the cost of a RELEASE OF DEED OF TRUST TO BE RECORDED WITH THE PUBLIC TRUSTEE: 1 PAGE R-DOT DOCUMENT WILL NOW BE $26.00 PLUS $5.00 FOR EACH ADDITIONAL PAGE. ALL FORECLOSURE DOCUMENTS THAT ARE REQUIRED TO BE RECORDED WITH THE CLERK & RECORDER’S OFFICE WILL ALSO BE SUBJECT TO THE NEW FEES.

PUBLIC TRUSTEE SALES:
Notices of Sale are published in the Otis Telegraph. Sales are scheduled for Wednesdays at 10:00 A.M. to be held in the old courtroom of the courthouse at 150 Ash Avenue, 2nd floor, Akron, Colorado. An elevator is available for use. Call before the advertised sale date for confirmation of sale.
